What a boiler swap usually looks like in Southampton.
Southampton has more flats than most cities its size. Census 2021 puts 35 per cent of homes in purpose-built blocks, 26 per cent semi-detached, 20 per cent terraced and 13 per cent detached, and Wikipedia records that of the 1,267 homes built in 2006 to 2007 more than 94 per cent were flats. The Victorian and Edwardian terraces run through Shirley, Freemantle, Portswood, St Denys, Bevois Valley and Inner Avenue, much of the centre was rebuilt after the Blitz, and the inter-war and post-war semis spread across Bitterne, Sholing, Bassett and Lordswood. Council estates are concentrated at Weston, Thornhill and Townhill Park.
In the Shirley and Portswood terraces, many of them let to students, the boiler is in a rear kitchen or first-floor bathroom and a combi swap with a rear flue is the usual job, with the pipework often needing attention where bedrooms have been added. The inter-war semis of Bitterne and Sholing still turn up with an open-vented boiler and cylinder, and cylinder-to-combi conversion is routine where the mains pressure is good, which it generally is in the city. Census 2021 shows only 66 per cent of Southampton households on mains gas only and 21 per cent electric only, the highest electric share of any of the south coast cities, reflecting the flats around the centre, Ocean Village and the estates, where a gas boiler is often not an option at all.
We deliberately don't put a figure on this page, because nobody can price a boiler from a postcode. The cost calculator will give you a realistic range for a property like yours in under a minute, and three quotes for your actual job give you the real answer.
Getting three quotes matters more on a conversion
On a straight replacement the prices tend to cluster. On a cylinder-to-combi conversion they do not: how the engineer plans to route the pipework, whether a system flush is included and what happens to the cupboard afterwards can each move the number by hundreds. Three quotes is not about haggling. It is about seeing three different opinions on how the work should be done.
Whoever you go with must be Gas Safe registered. It is against the law for anyone else to work on your gas boiler, and you can check any engineer's registration number yourself before they start.
Finding a boiler engineer in Southampton
Our engineers cover SO14, SO15, SO16, SO17, SO18, SO19 and the wider Hampshire area, and those codes are examples rather than a limit. Rather than ringing round yourself, you fill in one form and we pass it to up to three Gas Safe registered engineers who work in your postcode. They contact you, they quote, and you decide.
Ask all three the same questions
Is the price fixed or an estimate? Does it include a power flush or just a chemical clean? Is a magnetic filter included, since most manufacturer warranties require one? Who notifies building control? A good engineer in Southampton will not mind being asked, and one who bristles has told you something useful.
Water and heating in Southampton
Southern Water supplies Southampton from the Test and Itchen, both chalk rivers, with Testwood Lakes as the main storage, and published readings for the city are around 240 mg/l as calcium carbonate, which is in the company's hard band rather than the very hard band found further along the coast at Brighton. It is still enough for limescale to build inside a combi over time, so a scale reducer on the cold main is worth fitting.
Planning, flats and the edges of Southampton
Southampton has 20 conservation areas, including the Old Town inside the medieval walls, Bedford Place, Oakmount Triangle and Portswood Residents' Gardens. In those streets a flue on a front elevation may need planning consent as well as building regulations sign-off, and the Old Town contains many listed buildings where listed building consent applies to any external flue. Historic England lists Old Town North on its heritage at risk register. The council estates at Weston, Thornhill and Townhill Park and the newer blocks of flats at Ocean Village account for much of the city's electric and communal heating, so an individual flat there may not be able to have its own gas boiler. Building control is Southampton City Council and gas is distributed by SGN.
Areas of Southampton this covers
Shirley, Freemantle, Portswood, St Denys, Highfield, Bassett, Bitterne, Sholing, Woolston and Thornhill, and everywhere else in SO14, SO15, SO16, SO17, SO18, SO19. The districts are Southampton itself; a job just outside them still reaches engineers who cover that postcode.

Southampton questions.
Is Southampton's water hard, and does a new boiler need a scale reducer?
Southampton's water is hard but not extreme. Southern Water draws the supply from the Test and Itchen, which rise on the Hampshire chalk, and published readings for the city sit around 240 mg/l as calcium carbonate, in the hard band. That is lower than Brighton or Portsmouth but still enough for limescale to collect on a combi's plate heat exchanger and in the hot water pipework over a few years. Most boiler manufacturers require a scale reducer or inline inhibitor on the cold main above 200 mg/l, and some tie it to the warranty, so it is normally fitted at install.
I own a flat in a block in Southampton with electric heating. Can I switch to a gas combi?
Often not, and it depends on the building rather than the flat. Around one in five Southampton households heat with electricity only, mostly in purpose-built blocks around the centre, Ocean Village and the council estates. Many of these blocks have no gas supply at all, and where they do the lease and the freeholder's rules on flues through the external wall usually decide the matter. A gas boiler also needs a flue terminal a safe distance from neighbouring windows and balconies, which is hard to achieve in a block. If the building has a communal heating system the individual flat cannot leave it, so check the lease and ask the managing agent before pricing a boiler.
What does a new boiler cost in Southampton?
It depends far more on the job than the town. A straight combi-for-combi swap sits at the bottom of the range; a cylinder-to-combi conversion sits well above it, and only an engineer standing in your house can see which one you have. The cost calculator gives you a realistic range in under a minute, and comparing 3 quotes for your actual job gives you the real answer.
Which postcodes in Southampton do you cover?
Southampton is SO14, SO15, SO16, SO17, SO18, SO19, and we match on the outward code, so a job in SO14 only goes to engineers who have told us they cover SO14. Those districts are the town itself rather than a service boundary. If your postcode isn't listed, enter it anyway: we place jobs across the UK, not only in the towns we have a page for.
How quickly can someone come out in Southampton?
Your job reaches engineers covering SO postcodes within about a minute of you submitting it. How soon one of them can actually fit a boiler depends on their diary and on the job, so we don't promise a date we don't control. If your boiler has failed completely, say so on the form and it is flagged as urgent.
Are your Southampton engineers Gas Safe registered?
Yes. Every engineer on our network is on the Gas Safe Register and we check the number against the public register before any job is sent to them. It is illegal for anyone else to work on your gas boiler. Ask to see their ID card and check it yourself at gassaferegister.co.uk before work starts.
Do you own the property in Southampton?
This is the one thing we have to know before anything else. A boiler replacement is a permanent change to the property, so it has to be authorised by whoever owns it - which means we can only arrange quotes for the homeowner, or for someone acting on the owner's behalf. Landlords are welcome to use the form for a property they let. If you answer no, we stop there rather than pass your details to an engineer who would not be able to take the job.
