What a boiler swap usually looks like in Enfield.
Enfield has a clear east-west split. Census 2021 puts 30 per cent of homes in purpose-built blocks of flats, 29 per cent terraced, 25 per cent semi-detached and only 8 per cent detached. The east, in Edmonton, Ponders End, Enfield Highway and Enfield Lock, is mostly Victorian and Edwardian terraces alongside post-war council estates and tower blocks along the Lea Valley. The west, in Winchmore Hill, Grange Park, Southgate, Palmers Green and Bush Hill Park, is dominated by inter-war semis and Edwardian houses on larger plots, with Hadley Wood and Forty Hill at the more expensive end.
In the Edmonton and Ponders End terraces the boiler is generally in a rear kitchen or a back-addition bathroom and a combi swap with a short rear flue is the standard job; the older properties may still have a cylinder and loft tank, and a combi conversion works where the incoming main is strong enough to serve a narrow three-storey house. The 1930s semis of Winchmore Hill, Grange Park and Southgate are where system boilers with unvented cylinders come into their own, because many have been extended into the loft and run two bathrooms. Census 2021 records 72 per cent of Enfield households on mains gas only and 13 per cent electric only, the electric share concentrated in the flats and estates of the east.
We deliberately don't put a figure on this page, because nobody can price a boiler from a postcode. The cost calculator will give you a realistic range for a property like yours in under a minute, and three quotes for your actual job give you the real answer.
Getting three quotes matters more on a conversion
On a straight replacement the prices tend to cluster. On a cylinder-to-combi conversion they do not: how the engineer plans to route the pipework, whether a system flush is included and what happens to the cupboard afterwards can each move the number by hundreds. Three quotes is not about haggling. It is about seeing three different opinions on how the work should be done.
Whoever you go with must be Gas Safe registered. It is against the law for anyone else to work on your gas boiler, and you can check any engineer's registration number yourself before they start.
Finding a boiler engineer in Enfield
Our engineers cover EN1, EN2, EN3, N9, N18, N13, N14, N21 and the wider Greater London area, and those codes are examples rather than a limit. Rather than ringing round yourself, you fill in one form and we pass it to up to three Gas Safe registered engineers who work in your postcode. They contact you, they quote, and you decide.
Ask all three the same questions
Is the price fixed or an estimate? Does it include a power flush or just a chemical clean? Is a magnetic filter included, since most manufacturer warranties require one? Who notifies building control? A good engineer in Enfield will not mind being asked, and one who bristles has told you something useful.
Water and heating in Enfield
Most of the borough, including Enfield Town, Edmonton and the Lea Valley side, is on Thames Water, with Affinity Water serving parts of the western edge. Both companies report hardness for this part of north London in the range of roughly 250 to 350 mg/l as calcium carbonate, so the water is hard and in some zones very hard. Scale forms readily on anything that heats water, and a new combi needs a scale reducer or inhibitor on the cold main.
Planning, flats and the edges of Enfield
Enfield Council lists 22 conservation areas, including Enfield Town, Bush Hill Park, Winchmore Hill, Vicars Moor Lane, Grange Park, Meadway, The Lakes Estate, Southgate Green, Southgate Circus, Highlands, Hadley Wood, Forty Hill, Clay Hill, Church Street, Fore Street in Edmonton, Enfield Lock, Turkey Street and Ponders End Flour Mills, several of them covered by Article 4 directions that remove permitted development rights on the front of houses. In those streets a flue terminal on a front elevation is likely to need planning consent. Meridian Water in Edmonton is a large regeneration site being built with a council-owned heat network, so new flats there do not have individual gas boilers. Building control is Enfield Council and gas is distributed by Cadent.
Areas of Enfield this covers
Enfield Town, Bush Hill Park, Winchmore Hill, Palmers Green, Southgate, Edmonton, Ponders End, Enfield Lock, Forty Hill and Grange Park, and everywhere else in EN1, EN2, EN3, N9, N18, N13, N14, N21. The districts are Enfield itself; a job just outside them still reaches engineers who cover that postcode.
Enfield questions.
Is the water in Enfield hard, and does it matter for a new combi boiler?
It is hard, and yes it matters. Thames Water and Affinity Water, which between them supply the borough, both report hardness for this part of north London in the region of 250 to 350 mg/l as calcium carbonate. That calcium comes out of solution as limescale wherever water is heated, and a combi's plate heat exchanger is the first place it settles, slowly reducing hot water flow. Most boiler manufacturers require a scale reducer or inline inhibitor on the cold main in areas this hard, and some tie it to the warranty. A magnetic filter on the heating return deals with sludge but does nothing about scale.
My house in Winchmore Hill is in a conservation area with an Article 4 direction. Can I still change the boiler and flue?
You can replace the boiler; the question is where the flue comes out. An Article 4 direction removes the usual permitted development rights for changes to the front of a house, so a new flue terminal on the front elevation in Winchmore Hill, Vicars Moor Lane or Grange Park would need a planning application as well as the building regulations notification your engineer makes through Gas Safe. A terminal on a rear or side wall, or a vertical flue through the roof, normally avoids the problem. If the existing flue is already on the front, ask Enfield's planning team before replacing it in the same spot.
What does a new boiler cost in Enfield?
It depends far more on the job than the town. A straight combi-for-combi swap sits at the bottom of the range; a cylinder-to-combi conversion sits well above it, and only an engineer standing in your house can see which one you have. The cost calculator gives you a realistic range in under a minute, and comparing 3 quotes for your actual job gives you the real answer.
Which postcodes in Enfield do you cover?
Enfield is EN1, EN2, EN3, N9, N18, N13, N14, N21, and we match on the outward code, so a job in EN1 only goes to engineers who have told us they cover EN1. Those districts are the town itself rather than a service boundary. If your postcode isn't listed, enter it anyway: we place jobs across the UK, not only in the towns we have a page for.
How quickly can someone come out in Enfield?
Your job reaches engineers covering EN and N postcodes within about a minute of you submitting it. How soon one of them can actually fit a boiler depends on their diary and on the job, so we don't promise a date we don't control. If your boiler has failed completely, say so on the form and it is flagged as urgent.
Are your Enfield engineers Gas Safe registered?
Yes. Every engineer on our network is on the Gas Safe Register and we check the number against the public register before any job is sent to them. It is illegal for anyone else to work on your gas boiler. Ask to see their ID card and check it yourself at gassaferegister.co.uk before work starts.
Do you own the property in Enfield?
This is the one thing we have to know before anything else. A boiler replacement is a permanent change to the property, so it has to be authorised by whoever owns it - which means we can only arrange quotes for the homeowner, or for someone acting on the owner's behalf. Landlords are welcome to use the form for a property they let. If you answer no, we stop there rather than pass your details to an engineer who would not be able to take the job.
