CARDIFF

What a boiler swap usually looks like in Cardiff.

Cardiff's households are split almost evenly between semis at 29.7 per cent and terraces at 29.6 per cent in the 2021 Census, with purpose-built flats at 20.2 per cent, detached homes at 14.1 per cent and 5.0 per cent in converted houses. The inner ring of Roath, Cathays, Adamsdown, Splott, Canton, Riverside and Grangetown is Victorian and Edwardian terrace, with larger villas along Cathedral Road in Pontcanna and around Llandaff. The semis are the inter-war and post-war suburbs of Whitchurch, Rhiwbina, Llanishen and Heath, the council estates at Ely, Fairwater and Llanrumney date from the 1930s to 1960s, and the flats cluster in Cardiff Bay, the city centre and Cathays.

In the Roath and Cathays terraces the boiler is normally a combi in the rear kitchen or a first-floor bathroom and the job is a swap, though many are student lets where the landlord wants the boiler out of a bedroom. Bay-fronted terraces in Canton and Grangetown often have a long flue run past a neighbour's extension that needs checking against the clearance rules. In the 1930s semis of Whitchurch and Rhiwbina a cylinder-to-combi conversion is the usual request, while Ely and Llanrumney estate houses sometimes still carry a back boiler that has to be replaced on an outside wall.

We deliberately don't put a figure on this page, because nobody can price a boiler from a postcode. The cost calculator will give you a realistic range for a property like yours in under a minute, and three quotes for your actual job give you the real answer.

Getting three quotes matters more on a conversion

On a straight replacement the prices tend to cluster. On a cylinder-to-combi conversion they do not: how the engineer plans to route the pipework, whether a system flush is included and what happens to the cupboard afterwards can each move the number by hundreds. Three quotes is not about haggling. It is about seeing three different opinions on how the work should be done.

Whoever you go with must be Gas Safe registered. It is against the law for anyone else to work on your gas boiler, and you can check any engineer's registration number yourself before they start.

Finding a boiler engineer in Cardiff

Our engineers cover CF3, CF5, CF10, CF11, CF14, CF15, CF23, CF24 and the wider South Glamorgan area, and those codes are examples rather than a limit. Rather than ringing round yourself, you fill in one form and we pass it to up to three Gas Safe registered engineers who work in your postcode. They contact you, they quote, and you decide.

Ask all three the same questions

Is the price fixed or an estimate? Does it include a power flush or just a chemical clean? Is a magnetic filter included, since most manufacturer warranties require one? Who notifies building control? A good engineer in Cardiff will not mind being asked, and one who bristles has told you something useful.

Water and heating in Cardiff

Cardiff CouncilBuilding control

Cardiff's water comes from Welsh Water's upland reservoirs in the Brecon Beacons, and the company explains that water from upland sources picks up little calcium or magnesium. Published figures for the city sit at the soft end of the scale, so limescale is not the enemy of a Cardiff boiler; corrosion sludge from old steel radiators is, and a magnetic filter with inhibitor is the protection that matters.

Planning, flats and the edges of Cardiff

Cardiff Council designates 27 conservation areas, many with Article 4 directions that remove permitted development rights for minor changes, and there are around 1,000 listed buildings, so a flue terminal on a front elevation in Llandaff or along Cathedral Road should be checked with the council first and on a listed building needs listed building consent. Cardiff has many tall blocks, both council towers and newer apartment buildings in Cardiff Bay and the city centre, where the flue position is fixed and some run communal heating. Building control is provided by Cardiff Council, and villages around Pentyrch and Creigiau include homes off the gas grid.

Areas of Cardiff this covers

Roath, Cathays, Canton, Pontcanna, Grangetown, Splott, Llandaff, Whitchurch, Rhiwbina and Ely, and everywhere else in CF3, CF5, CF10, CF11, CF14, CF15, CF23, CF24. The districts are Cardiff itself; a job just outside them still reaches engineers who cover that postcode.

Cardiff questions.

I let a terraced house in Cathays to students. Does the boiler have to move out of the bedroom?

Gas Safe rules do not ban a boiler in a bedroom outright, but a room-sealed appliance is required and the manufacturer's clearances must be met, and Cardiff Council's licensing conditions for houses in multiple occupation look closely at any gas appliance in a sleeping room. Many landlords in Cathays and Roath use a replacement to move the combi to the kitchen or a landing cupboard so the room can be let without argument.

Cardiff's water is soft, so do I still need a filter on a new boiler?

Yes, but not for scale. Welsh Water's supply to Cardiff comes from upland reservoirs and picks up very little calcium, so limescale in the heat exchanger is rarely an issue. What soft water does not stop is corrosion inside old radiators and pipework, which produces black magnetite sludge that collects in a new boiler's heat exchanger and pump. A magnetic filter on the return and inhibitor after a flush deal with that, and most manufacturers require both for the warranty.

What does a new boiler cost in Cardiff?

It depends far more on the job than the town. A straight combi-for-combi swap sits at the bottom of the range; a cylinder-to-combi conversion sits well above it, and only an engineer standing in your house can see which one you have. The cost calculator gives you a realistic range in under a minute, and comparing 3 quotes for your actual job gives you the real answer.

Which postcodes in Cardiff do you cover?

Cardiff is CF3, CF5, CF10, CF11, CF14, CF15, CF23, CF24, and we match on the outward code, so a job in CF3 only goes to engineers who have told us they cover CF3. Those districts are the town itself rather than a service boundary. If your postcode isn't listed, enter it anyway: we place jobs across the UK, not only in the towns we have a page for.

How quickly can someone come out in Cardiff?

Your job reaches engineers covering CF postcodes within about a minute of you submitting it. How soon one of them can actually fit a boiler depends on their diary and on the job, so we don't promise a date we don't control. If your boiler has failed completely, say so on the form and it is flagged as urgent.

Are your Cardiff engineers Gas Safe registered?

Yes. Every engineer on our network is on the Gas Safe Register and we check the number against the public register before any job is sent to them. It is illegal for anyone else to work on your gas boiler. Ask to see their ID card and check it yourself at gassaferegister.co.uk before work starts.

Do you own the property in Cardiff?

This is the one thing we have to know before anything else. A boiler replacement is a permanent change to the property, so it has to be authorised by whoever owns it - which means we can only arrange quotes for the homeowner, or for someone acting on the owner's behalf. Landlords are welcome to use the form for a property they let. If you answer no, we stop there rather than pass your details to an engineer who would not be able to take the job.
