What a boiler swap usually looks like in Edinburgh.
Scotland's Census 2022 counted 238,944 occupied households in the City of Edinburgh and 63 per cent are flats, mostly in tenements or purpose-built blocks; terraced, semi-detached and detached houses each account for roughly 11 to 13 per cent. The stone tenements of Marchmont, Bruntsfield, Leith, Gorgie and Newington date from the 1860s to 1914, and the Georgian New Town and the Old Town are largely flatted and listed. Interwar bungalows and semis fill Corstorphine and Blackhall, and Craigmillar and Wester Hailes are post-war council estates. About 79 per cent of households heat with mains gas and one in ten is electric.
For a tenement flat the job is almost always a combi replacing a combi, and the survey turns on where the flue can terminate: the terminal has to keep its distance from the stacked windows of the flats above and beside, and ground-floor flats need a long core drill through thick stone. In the interwar bungalows and semis of Corstorphine and Blackhall the common set-up is a heat-only boiler with a vented cylinder and a loft tank, and a swap to a combi, or to a system boiler with an unvented cylinder, is the usual decision.
We deliberately don't put a figure on this page, because nobody can price a boiler from a postcode. The cost calculator will give you a realistic range for a property like yours in under a minute, and three quotes for your actual job give you the real answer.
Getting three quotes matters more on a conversion
On a straight replacement the prices tend to cluster. On a cylinder-to-combi conversion they do not: how the engineer plans to route the pipework, whether a system flush is included and what happens to the cupboard afterwards can each move the number by hundreds. Three quotes is not about haggling. It is about seeing three different opinions on how the work should be done.
Whoever you go with must be Gas Safe registered. It is against the law for anyone else to work on your gas boiler, and you can check any engineer's registration number yourself before they start.
Finding a boiler engineer in Edinburgh
Our engineers cover EH1, EH3, EH4, EH6, EH7, EH8, EH9, EH10, EH11, EH12, EH14, EH16 and the wider Midlothian area, and those codes are examples rather than a limit. Rather than ringing round yourself, you fill in one form and we pass it to up to three Gas Safe registered engineers who work in your postcode. They contact you, they quote, and you decide.
Ask all three the same questions
Is the price fixed or an estimate? Does it include a power flush or just a chemical clean? Is a magnetic filter included, since most manufacturer warranties require one? Who notifies building control? A good engineer in Edinburgh will not mind being asked, and one who bristles has told you something useful.
Water and heating in Edinburgh
Edinburgh's water is piped from Megget Reservoir in the Tweedsmuir Hills and stored at Gladhouse and Glencorse in the Pentlands, all upland peat and rock catchments, so it is soft. Scale build-up in the boiler is not an issue, and the useful spend is on system cleaning, inhibitor and a filter rather than on a scale reducer.
Planning, flats and the edges of Edinburgh
Edinburgh has 50 conservation areas and the Old and New Towns are a UNESCO World Heritage Site where around three quarters of buildings are listed. In a conservation area the council removes the usual permitted development rights for flats, so a new flue terminal on a visible elevation needs planning permission, and a listed building needs listed building consent too. Building standards are run by the council's building standards service and the approval is a building warrant; a straight swap is normally certified by the Gas Safe engineer, but moving the boiler or altering a listed flat should be checked with the council first.
Areas of Edinburgh this covers
Leith, Morningside, Stockbridge, Marchmont, Bruntsfield, Corstorphine, Portobello, Gorgie, Newington and Craigmillar, and everywhere else in EH1, EH3, EH4, EH6, EH7, EH8, EH9, EH10, EH11, EH12, EH14, EH16. The districts are Edinburgh itself; a job just outside them still reaches engineers who cover that postcode.

Edinburgh questions.
My flat is in the New Town in Edinburgh and is listed. Can I fit a modern combi with a wall flue?
Usually yes, but the flue is the constraint. A terminal on the street elevation of a listed New Town building will not be accepted, so the boiler has to sit where a flue can reach the rear elevation or the roof. Any external change to a listed building needs listed building consent from the City of Edinburgh Council, and because the New Town is a World Heritage Site the conservation team looks closely at anything on the outside.
Is Edinburgh's water hard? Do I need a scale reducer with a new boiler?
No. Edinburgh's supply is drawn from Megget Reservoir in the Borders and stored in the Pentland reservoirs, and Scottish Water classes it as soft. Limescale in kettles and heat exchangers is rare, so a scale reducer is not needed. What a new boiler in soft water does need is a proper clean of the old radiators and pipework, a dose of corrosion inhibitor and a magnetic filter on the return.
What does a new boiler cost in Edinburgh?
It depends far more on the job than the town. A straight combi-for-combi swap sits at the bottom of the range; a cylinder-to-combi conversion sits well above it, and only an engineer standing in your house can see which one you have. The cost calculator gives you a realistic range in under a minute, and comparing 3 quotes for your actual job gives you the real answer.
Which postcodes in Edinburgh do you cover?
Edinburgh is EH1, EH3, EH4, EH6, EH7, EH8, EH9, EH10, EH11, EH12, EH14, EH16, and we match on the outward code, so a job in EH1 only goes to engineers who have told us they cover EH1. Those districts are the town itself rather than a service boundary. If your postcode isn't listed, enter it anyway: we place jobs across the UK, not only in the towns we have a page for.
How quickly can someone come out in Edinburgh?
Your job reaches engineers covering EH postcodes within about a minute of you submitting it. How soon one of them can actually fit a boiler depends on their diary and on the job, so we don't promise a date we don't control. If your boiler has failed completely, say so on the form and it is flagged as urgent.
Are your Edinburgh engineers Gas Safe registered?
Yes. Every engineer on our network is on the Gas Safe Register and we check the number against the public register before any job is sent to them. It is illegal for anyone else to work on your gas boiler. Ask to see their ID card and check it yourself at gassaferegister.co.uk before work starts.
Do you own the property in Edinburgh?
This is the one thing we have to know before anything else. A boiler replacement is a permanent change to the property, so it has to be authorised by whoever owns it - which means we can only arrange quotes for the homeowner, or for someone acting on the owner's behalf. Landlords are welcome to use the form for a property they let. If you answer no, we stop there rather than pass your details to an engineer who would not be able to take the job.
