What a boiler swap usually looks like in Glasgow.
Glasgow is a city of flats. Scotland's Census 2022 counted 293,802 occupied households in Glasgow City and 68 per cent are flats, almost all in tenements or purpose-built blocks; semis are about 14 per cent, terraces 12 per cent and detached houses 5 per cent. The four-storey sandstone tenement built between the 1870s and 1914 defines Partick, Hyndland, Dennistoun, Shawlands, Govanhill and Pollokshields. Between the wars the Corporation built Knightswood and Mosspark, then post-war estates at Drumchapel, Easterhouse and Castlemilk. Three quarters of homes run on mains gas and about one in eight is all-electric.
In a tenement flat the boiler is nearly always a combi on the kitchen or bathroom wall, and the job is a straightforward swap so long as the flue can still terminate legally. Tenement flues exit through the rear or gable wall into the back court, and the distances to the stacked windows above and alongside have to be checked carefully. In the four-in-a-block and semi-detached houses of Knightswood and Mosspark the pattern is a heat-only boiler with a hall-cupboard cylinder, and a conversion to a combi is the usual choice when the cylinder goes.
We deliberately don't put a figure on this page, because nobody can price a boiler from a postcode. The cost calculator will give you a realistic range for a property like yours in under a minute, and three quotes for your actual job give you the real answer.
Getting three quotes matters more on a conversion
On a straight replacement the prices tend to cluster. On a cylinder-to-combi conversion they do not: how the engineer plans to route the pipework, whether a system flush is included and what happens to the cupboard afterwards can each move the number by hundreds. Three quotes is not about haggling. It is about seeing three different opinions on how the work should be done.
Whoever you go with must be Gas Safe registered. It is against the law for anyone else to work on your gas boiler, and you can check any engineer's registration number yourself before they start.
Finding a boiler engineer in Glasgow
Our engineers cover G1, G3, G4, G11, G12, G13, G20, G31, G32, G41, G42, G51 and the wider Lanarkshire area, and those codes are examples rather than a limit. Rather than ringing round yourself, you fill in one form and we pass it to up to three Gas Safe registered engineers who work in your postcode. They contact you, they quote, and you decide.
Ask all three the same questions
Is the price fixed or an estimate? Does it include a power flush or just a chemical clean? Is a magnetic filter included, since most manufacturer warranties require one? Who notifies building control? A good engineer in Glasgow will not mind being asked, and one who bristles has told you something useful.
Water and heating in Glasgow
Glasgow's tap water comes from Loch Katrine in the Trossachs, an upland loch supply, and like most Scottish water it is classed as soft. Limescale in the heat exchanger is not a concern, so a scale reducer is unnecessary; what matters instead is getting the inhibitor dose right, because soft water does nothing to slow corrosion inside radiators and pipework.
Planning, flats and the edges of Glasgow
Glasgow has more than twenty conservation areas, including Park, Glasgow West and Hyndland, and the council brings any alteration to the outside of a flatted dwelling in these areas under planning control, which includes a new flue terminal on a visible elevation. Building standards are run by Glasgow City Council's building standards service and the approval for larger works is a building warrant; a like-for-like swap is normally certified by the Gas Safe engineer, who should confirm whether a warrant is needed if the boiler moves or a cylinder is added.
Areas of Glasgow this covers
Partick, Hyndland, Dennistoun, Shawlands, Pollokshields, Govan, Maryhill, Knightswood, Cathcart and Springburn, and everywhere else in G1, G3, G4, G11, G12, G13, G20, G31, G32, G41, G42, G51. The districts are Glasgow itself; a job just outside them still reaches engineers who cover that postcode.

Glasgow questions.
I live in a top-floor tenement flat in Hyndland. Where can the new boiler flue go?
On a tenement the flue normally goes through the rear wall into the back court, and a top-floor flat often has the option of a vertical flue through the roof space to the rear slope. Distance is what decides it: the terminal must be far enough from your neighbours' windows, which on a tenement sit directly above and beside yours. Hyndland is a conservation area and many of its tenements are listed, so a terminal on the front is unlikely to be approved. A survey should settle the flue route before anything is ordered.
Is Glasgow's water soft enough that I do not need a scale reducer on a new combi?
Yes. Glasgow is supplied from Loch Katrine and the Drinking Water Quality Regulator classes most Scottish supplies as soft, so limescale inside the heat exchanger is not a real problem and a scale reducer adds nothing. The protection that does matter in soft water is against corrosion: flush the system, dose it with inhibitor and fit a magnetic filter, which is also what keeps the boiler warranty valid.
What does a new boiler cost in Glasgow?
It depends far more on the job than the town. A straight combi-for-combi swap sits at the bottom of the range; a cylinder-to-combi conversion sits well above it, and only an engineer standing in your house can see which one you have. The cost calculator gives you a realistic range in under a minute, and comparing 3 quotes for your actual job gives you the real answer.
Which postcodes in Glasgow do you cover?
Glasgow is G1, G3, G4, G11, G12, G13, G20, G31, G32, G41, G42, G51, and we match on the outward code, so a job in G1 only goes to engineers who have told us they cover G1. Those districts are the town itself rather than a service boundary. If your postcode isn't listed, enter it anyway: we place jobs across the UK, not only in the towns we have a page for.
How quickly can someone come out in Glasgow?
Your job reaches engineers covering G postcodes within about a minute of you submitting it. How soon one of them can actually fit a boiler depends on their diary and on the job, so we don't promise a date we don't control. If your boiler has failed completely, say so on the form and it is flagged as urgent.
Are your Glasgow engineers Gas Safe registered?
Yes. Every engineer on our network is on the Gas Safe Register and we check the number against the public register before any job is sent to them. It is illegal for anyone else to work on your gas boiler. Ask to see their ID card and check it yourself at gassaferegister.co.uk before work starts.
Do you own the property in Glasgow?
This is the one thing we have to know before anything else. A boiler replacement is a permanent change to the property, so it has to be authorised by whoever owns it - which means we can only arrange quotes for the homeowner, or for someone acting on the owner's behalf. Landlords are welcome to use the form for a property they let. If you answer no, we stop there rather than pass your details to an engineer who would not be able to take the job.
