BRISTOL

What a boiler swap usually looks like in Bristol.

Bristol's 191,600 households are 32% terraced, 27% semi-detached, 22% purpose-built flats and only 6% detached, with a further 10% in converted houses. The Georgian crescents and villas of Clifton and Kingsdown are largely split into flats, the Victorian terraces built for industrial workers spread across Bedminster, Southville, Totterdown, Easton and Bishopston, and the ring of council estates built between the wars and after 1945 runs from Southmead in the north to Knowle West, Hartcliffe (started 1952) and Withywood in the south.

In the Victorian terraces of BS3 and BS5 the standard job is a combi swap in a rear kitchen with the flue over the back garden or the alley, and long front-to-back pipe runs add time to any repositioning. In the Clifton and Cotham conversions each flat has its own combi and the flue often has to run a long way to reach a wall that is not the listed front elevation, with the freeholder's consent needed for a new terminal. On the council-built estates the semis and short terraces began with back boilers and cylinders, so cylinder-to-combi conversions remain common, and the hilly sites in Knowle and Hartcliffe can leave the condensate pipe a long fall to a drain.

We deliberately don't put a figure on this page, because nobody can price a boiler from a postcode. The cost calculator will give you a realistic range for a property like yours in under a minute, and three quotes for your actual job give you the real answer.

Getting three quotes matters more on a conversion

On a straight replacement the prices tend to cluster. On a cylinder-to-combi conversion they do not: how the engineer plans to route the pipework, whether a system flush is included and what happens to the cupboard afterwards can each move the number by hundreds. Three quotes is not about haggling. It is about seeing three different opinions on how the work should be done.

Whoever you go with must be Gas Safe registered. It is against the law for anyone else to work on your gas boiler, and you can check any engineer's registration number yourself before they start.

Finding a boiler engineer in Bristol

Our engineers cover BS1, BS2, BS3, BS4, BS5, BS6, BS7, BS8, BS9, BS10, BS11, BS13, BS14, BS15, BS16 and the wider Avon area, and those codes are examples rather than a limit. Rather than ringing round yourself, you fill in one form and we pass it to up to three Gas Safe registered engineers who work in your postcode. They contact you, they quote, and you decide.

Ask all three the same questions

Is the price fixed or an estimate? Does it include a power flush or just a chemical clean? Is a magnetic filter included, since most manufacturer warranties require one? Who notifies building control? A good engineer in Bristol will not mind being asked, and one who bristles has told you something useful.

Water and heating in Bristol

Hard waterSupplied by Bristol Water
Wales & West UtilitiesGas network operator
Bristol City CouncilBuilding control

Bristol Water classes its whole supply as moderately hard to very hard, with most customers in the 210 to 300 mg/l calcium carbonate range, so the city sits in the hard band with some variation between districts. That is enough to scale a combi's plate heat exchanger and a cylinder over time, so a scale reducer on the cold feed is standard practice.

Planning, flats and the edges of Bristol

Bristol has 33 conservation areas, including Clifton and Hotwells, Kingsdown, Cotham, Redcliffe, Montpelier, Totterdown and Bedminster, and a large number of listed Georgian and Victorian buildings, so a flue on a street-facing wall in those areas can need planning permission and a listed house needs listed building consent for any new opening. In the larger blocks of flats the flue route and any communal heating arrangement decide whether an individual gas boiler is possible. Building control is Bristol City Council; Kingswood, Downend and Staple Hill in BS15 and BS16 and the Filton end of BS7 are under South Gloucestershire Council.

Areas of Bristol this covers

Clifton, Bedminster, Southville, Easton, Bishopston, Redland, Horfield, Knowle, Hartcliffe and Southmead, and everywhere else in BS1, BS2, BS3, BS4, BS5, BS6, BS7, BS8, BS9, BS10, BS11, BS13, BS14, BS15, BS16. The districts are Bristol itself; a job just outside them still reaches engineers who cover that postcode.

Bristol questions.

My flat is in a converted Georgian house in Clifton. Can the boiler and flue be moved?

Often, but with limits. Clifton and Hotwells is a conservation area and many of the houses are listed, so a new flue terminal on the front or anywhere visible from the street is unlikely to be allowed without planning permission, and a listed building needs listed building consent for a new hole in any wall. The usual solution is a rear or lightwell wall, with the flue run extended within the length the manufacturer permits.

Do the Victorian terraces in Bedminster and Easton usually need a bigger combi?

Not usually bigger, but often better sized. A two or three bedroom terrace with one bathroom is well within the range of a mid-size combi, and the heat loss of a solid-walled Victorian house decides the heating output, not the number of rooms. Where a loft conversion or rear extension has added a second bathroom, a larger combi or a system boiler with an unvented cylinder lets two showers run together.

What does a new boiler cost in Bristol?

It depends far more on the job than the town. A straight combi-for-combi swap sits at the bottom of the range; a cylinder-to-combi conversion sits well above it, and only an engineer standing in your house can see which one you have. The cost calculator gives you a realistic range in under a minute, and comparing 3 quotes for your actual job gives you the real answer.

Which postcodes in Bristol do you cover?

Bristol is BS1, BS2, BS3, BS4, BS5, BS6, BS7, BS8, BS9, BS10, BS11, BS13, BS14, BS15, BS16, and we match on the outward code, so a job in BS1 only goes to engineers who have told us they cover BS1. Those districts are the town itself rather than a service boundary. If your postcode isn't listed, enter it anyway: we place jobs across the UK, not only in the towns we have a page for.

How quickly can someone come out in Bristol?

Your job reaches engineers covering BS postcodes within about a minute of you submitting it. How soon one of them can actually fit a boiler depends on their diary and on the job, so we don't promise a date we don't control. If your boiler has failed completely, say so on the form and it is flagged as urgent.

Are your Bristol engineers Gas Safe registered?

Yes. Every engineer on our network is on the Gas Safe Register and we check the number against the public register before any job is sent to them. It is illegal for anyone else to work on your gas boiler. Ask to see their ID card and check it yourself at gassaferegister.co.uk before work starts.

Do you own the property in Bristol?

This is the one thing we have to know before anything else. A boiler replacement is a permanent change to the property, so it has to be authorised by whoever owns it - which means we can only arrange quotes for the homeowner, or for someone acting on the owner's behalf. Landlords are welcome to use the form for a property they let. If you answer no, we stop there rather than pass your details to an engineer who would not be able to take the job.
