Can you move a boiler to another room? What actually decides it
Moving a boiler is usually possible. The flue, the condensate drain and the gas run decide where it can go, not the wall you had in mind. Here is what an installer checks.

Yes, in most houses a boiler can be moved to another room. The question is rarely whether it can be done. It is what has to follow the boiler, and that is where the job gets bigger than people expect.
A boiler hanging on a wall is the simple part. The four things attached to it are the flue, the condensate drain, the gas supply and the electrical supply, and every one of them has its own rules about where it is allowed to go. Move the boiler and you move all four.
This is gas work, so it is a Gas Safe registered engineer's job from start to finish. What follows is what they are looking at when they walk round your house, so you can judge for yourself whether the room you have in mind is realistic before anyone quotes.

The flue decides more than the boiler does
The flue takes the products of combustion outside, and it is almost always the thing that settles where a boiler can live.
A flue terminal has to sit a minimum distance from anything the fumes could get back into, and from anything they could be a nuisance to. As a working rule, a fanned flue on a domestic boiler needs in the region of 300mm of clearance from an openable window, a door or an air vent, whether it is above, below or beside it, and there are separate distances for boundaries, internal corners, carports and anything directly opposite. The exact figures come from BS 5440-1 and from the boiler manufacturer's own instructions, and where the two differ the engineer works to whichever is greater.
That is why a wall which looks ideal from inside can be ruled out in ten seconds from outside. A new position in a rear extension often puts the terminal a short distance from the neighbour's boundary, or directly under a bedroom window that was never a consideration when the boiler was on the other side of the house.
- Where will the terminal come out, and what is within 300mm of it outside?
- Is anyone's window, door or vent opposite it, and how far away?
- Is it over a path, a passageway or a doorway people use?
- Will the plume of steam blow at a neighbour's fence or a seating area?

If the flue runs through a void, it needs hatches
Moving a boiler often means the flue no longer goes straight out through the wall behind it. Instead it runs sideways through a ceiling void, a boxed-in duct or a false wall to reach a face where it is allowed to terminate.
That is permitted, but it carries a condition most homeowners have never heard of. A concealed flue has to be inspectable. BS 5440-1 requires that where flues are enclosed, for example within ceiling voids, provision is made for visual inspection, and Approved Document J has required a means of access for appliances installed since October 2010. In practice that means inspection hatches, and the size Approved Document J recommends is 300mm by 300mm.
This matters twice. It is a genuine cost in the quote, because somebody has to cut and finish hatches in your ceilings. And it is not negotiable on a new installation: the industry guidance says plainly that a carbon monoxide void monitoring system, which is an accepted remedy for older concealed flues already in place, will not do instead when the flue is being newly installed.
The condensate pipe is the second constraint
A condensing boiler makes acidic water while it runs, in the region of two litres an hour when it is working hard, and that has to drain away.
The standard is clear that the condensate should terminate at an internal foul water discharge point wherever possible, which in most houses means a sink waste, a soil stack or an internal drain. Where there is genuinely no alternative to running it outside, the pipe has to be increased to at least 30mm internal diameter and insulated. A narrow pipe carrying slow moving water on a north facing wall is exactly what freezes in January and locks the boiler out.
So the useful question about a proposed new position is not whether a condensate pipe can reach it. It is whether it can reach an internal drain from there. Moving a boiler out of a kitchen, where the sink waste is a foot away, and into a garage or a loft, where the nearest internal drain is two rooms distant, is the single change most likely to turn a tidy job into a compromised one.

The gas run is usually where the money goes
The gas pipe has to deliver the boiler's full input at the right pressure. There is an allowance for how much pressure may be lost between the meter and the appliance, and on a domestic natural gas installation that allowance is one millibar across the whole run, with every other gas appliance in the house running.
A longer route to a new position, with more bends in it, eats that allowance. The remedy is larger diameter pipe, sometimes all the way back to the meter, and that is the line item that surprises people when the quote lands. It is not the installer being awkward. It is arithmetic out of BS 6891.
Older houses around Northampton with the meter in a front hall cupboard and the boiler heading to a rear extension are the classic version of this. So are the estate builds around Milton Keynes, where the original run was sized for a boiler in the kitchen and nothing more ambitious.
Electrics, access and the things that get forgotten
Four smaller items that rarely appear in the conversation until they appear on the invoice.
- Electrical supply. The boiler needs a switched fused connection in the new position, and new circuits are notifiable electrical work under Part P.
- Controls. The wiring for the thermostat, the programmer and any zone valves has to reach the new position, which on older systems can mean lifting floors.
- Pipe routes. Flow, return and, on a combi, mains cold in and hot out all have to get there, and the shortest route is rarely the one that spares your ceilings.
- Making good. The old pipe holes, the old flue hole, plaster and tiling. Ask explicitly whether making good is included, because very often it is not.
The guarantee clause almost nobody reads
If the boiler you want to move is fairly new and still under a manufacturer's guarantee, read the terms before you book anything.
Worcester Bosch's guarantee conditions state that after installation the product must not be moved or relocated, including within the same property, without their written authorisation. That is not small print trivia, it is listed as a condition, and Worcester reserve the right to reduce, limit or invalidate the guarantee where the conditions are not met.
Other manufacturers word this differently and some do not say it at all, so the instruction is simply this. Find your own manufacturer's guarantee terms, read the conditions, and if there is a clause like that, ring them and get authorisation in writing before the boiler comes off the wall. It costs a phone call. Skipping it can cost you the remaining years of cover.

Is it notifiable work?
Yes. Installing or relocating a gas boiler is work covered by the Building Regulations, and a Gas Safe registered business can self-certify it. You should end up with a Building Regulations compliance certificate as well as the Benchmark record and the gas safety paperwork.
If the flue route changes, if hatches go into ceilings, or if the electrical work goes beyond a like for like swap, there is more than one set of rules in play. A competent installer handles all of it as a matter of course. An installer who mentions none of it is telling you something useful.
Is it worth moving, or worth replacing?
Because so much of the work sits in the flue, the condensate route, the gas run and the making good rather than in the appliance itself, relocating an existing boiler is often not far off the cost of fitting a new one in the new position. The labour is largely the same either way.
That is worth knowing before you commit, particularly if the existing boiler is already eight or ten years old. Paying to relocate an appliance two thirds of the way through its life, and starting it in its new position with no guarantee behind it, is a decision worth making deliberately rather than by accident.
What to ask when you get quotes
Give every installer the same brief, and ask each of them the same five questions. The answers tell you who has actually surveyed the job.
- Where exactly will the flue terminate, and does that position meet the clearances?
- Where is the condensate going, and is it reaching an internal drain?
- Does the gas run need upgrading for the new position, and is that in the price?
- Are inspection hatches needed for the flue route, and who cuts and finishes them?
- What making good is included, and what is not?
The short version
A boiler can nearly always be moved. Where it can be moved to is decided by the flue clearances outside, the route to an internal drain for the condensate, and whether the gas run can feed it at the new distance.
